5 Key to selling a home in the least amount of time.

1)        Price it right. Just because your neighbors house sold 6 months ago for
$600,000 does not mean your is worth that. Maybe their had a bigger lot,
pool, etc. Be open minded and realistic.
2)        
Property condition  We can offer several suggestions in preparing and
staging your home. A clean looking,  turn key home sells faster than ones
that need work. Buyer want to just buy a home and move in. If a homes
needs home, be prepared to possible offer a discount.
3)        
Terms  In a slower market, offering terms is sometimes a good way to move
a property that may otherwise not sell. Terms is offering seller financing (ie
agreement for sale/wrap) or a lease option/purchase. There are pros and
cons to each(call me to discuss). Given the right buyer, either of  these
options can be a great way to sell. I personal have buy and sold many
properties using these techniques. Caution. The paperwork on these can
be very tricky and should be done by someone experienced.
4)        
Exposure  Give your home the right exposure is vital in marketing your
property. Just by having your property on the MLS (multiple listing service)
can dramatically increase the odds of it selling. Couple that with other effect
marketing tools, such as signs, Internet, networking, etc, should help sell your
home in a timely manner.           
5)        
Brokers  Find an experienced, knowledgeable, full time broker, who seems to
mesh well with your personality. It could take several months to market and
sell your home, make sure you enjoy working with your broker, if not it could
be a dumpy ride.
